1) Service / 服务内容

We provide a property-finding service, assisting clients in searching for and applying to rental properties. We are not a landlord, letting agent, or party to any tenancy agreement.

本服务为找房服务，协助客户搜索并申请租赁房源。我们并非房东、租赁中介，也不是任何租约的当事方。

2) Fees / 收费方式

The service fee is charged per person named on the tenancy agreement / contract. The total fee payable depends on the number of contract signatories.

服务费按租约（合同）上的签署人数收取，应付总额取决于合同签署人数。

3) Offer Accepted by the Landlord — Non-Refundable / 房东接受 offer 后不予退款

Once your offer has been accepted by the landlord/agent, the service fee is non-refundable, regardless of whether you decide to proceed with the property. Please consider carefully before an offer is submitted. Withdrawing after an offer has been accepted affects our relationship and reputation with landlords and agents. If you decide not to take the property, we can help you look for an alternative, but the fee will not be refunded.

一旦你的 offer 被房东/中介接受，无论你最终是否决定租下该房源，服务费均不予退还。请在投递 offer 之前慎重考虑。在 offer 被接受后再撤回，会影响我们与房东及中介之间的信誉与合作关系。若你决定不租该房源，我们可以协助你另找房源，但费用不予退还。

4) Offer Not Accepted — Continue or End the Service / offer 未被接受时——继续或终止服务

If an offer/application is submitted but not accepted by the landlord/agent, you may choose either to continue and apply for the next property, or to end the service. If you choose to end the service at this stage (before any offer has been accepted), the service fee will be refunded.

如果 offer/申请已投递，但未被房东/中介接受，你可以选择继续申请下一套房源，或终止服务。若你在此阶段（即在任何 offer 被接受之前）选择终止服务，服务费将予以退还。

5) Payment Processing Fees / 支付手续费

Depending on the payment method used, the platform may charge a processing/handling fee of approximately £8. This fee is charged by the payment provider and is separate from the service fee. Processing fees are non-refundable even where the service fee is refunded.

根据所选支付方式不同，平台可能收取约 £8 的手续费。该手续费由支付服务方收取，独立于服务费之外。即使服务费可退还，该手续费亦不予退还。

6) Refund Processing / 退款处理

Where a refund is due, it will be processed within 5 working days to the original payment method. Any payment processing fees already incurred will not be included in the refund.

如需退款，将在 5 个工作日内按原支付方式退回。已产生的支付手续费不包含在退款范围内。

7) Client Information and Documents / 客户信息与材料

You are responsible for providing accurate personal information and any documents required for applications (e.g. ID, proof of income, references). We are not responsible for applications rejected due to inaccurate, incomplete, or late information provided by you.

你须负责提供准确的个人信息及申请所需材料（如身份证明、收入证明、推荐信等）。若因你提供的信息不准确、不完整或延迟提交而导致申请被拒，我们不承担责任。

8) Third-Party Costs / 第三方费用

The service fee does not include any deposits, holding fees, rent, or other costs charged directly by landlords, agents, or third parties.

服务费不包含押金、留房费、租金或房东、中介、第三方直接收取的其他任何费用。

9) Limitation of Liability / 责任限制

To the maximum extent permitted by law, our total liability arising from the service shall not exceed the service fee paid. We are not liable for indirect or consequential losses.

在法律允许的最大范围内，我们因本服务产生的全部责任不超过所支付的服务费，且不对任何间接或后果性损失负责。

10) Confidentiality / 保密

Any personal information you provide will be handled confidentially and used only for the purpose of providing the service, in line with applicable data protection law.

你提供的任何个人信息都将被保密处理，仅用于提供本服务之目的，并遵守适用的数据保护法律。

11) Acceptance / 条款接受

By completing your purchase, you confirm that you have read, understood, and agreed to these Terms and Conditions.
